About

A North Carolina broker for investor property

DSCR Loans North Carolina is the statewide hub of a simple proposition: business-purpose rental financing arranged by a broker who shops wholesale lenders, pre-underwrites the coverage math honestly, and says no when the deal does not work.

Who we are

The brand and the company behind it

DSCR Loans North Carolina is a Loan Daddy LLC brand, NMLS 2827624. Loan Daddy LLC, NMLS #2827624 (nmlsconsumeraccess.org), is a mortgage broker, not a lender. AZ CMB Licensed · #CMB-2016143. Business-purpose loans for non-owner-occupied investment property only; not for personal, family or household use. Not a commitment to lend. All loans subject to underwriting and lender/investor approval; terms subject to change.

This site is the North Carolina expression of that company: one state, read region by region. Eight metro market pages from Charlotte to Wilmington to Asheville, guides written around the state’s actual quirks — county reappraisals, attorney closings and deeds of trust, the Beach Plan and flood zones on the coast, the Vacation Rental Act and Asheville’s Resort-district rule — and a calculator that runs the same arithmetic a lender runs, with nothing preset.

The model

Broker, not lender — what that means for you

What a lender does

A single lender offers one box: its own programs, its own pricing logic, its own appetite this quarter. When your file does not fit the box, the answer is no — and the lender has no incentive to tell you whose box you do fit.

What we do

We arrange and shop financing from wholesale lenders. Your file is matched against several programs — property type, entity structure, coverage profile, market — and routed to the one most likely to say yes on terms you can live with. When no box fits, we tell you what would have to change, or that the deal should not happen.

The loan commitment, when there is one, always comes from the wholesale lender after its own underwriting. Nothing on this site is a commitment to lend, and we never present a program’s possibility as an approval.

Compensation

How we are paid

Broker compensation is disclosed in writing before you commit, through the standard loan documentation. It may be lender-paid, borrower-paid or split, based on the program and the file — and you see it before anything is signed. We are paid for arranging the financing; the wholesale lender funds it.

If two programs fit your file, you see both — with their terms and the compensation attached — and you choose.

Standards

What this site promises

  • No invented statistics. Market pages are qualitative; the few benchmarks we show are sourced, dated and labeled, and we point you to county tax records, Census releases and HUD Fair Market Rents for current figures.
  • No pricing published. Programs price per file; any figure we printed would be an offer we are not making. The calculator asks you to enter the figure you are working with.
  • No approval promises. Everything is subject to underwriting and the wholesale lender’s approval. We say what a file clears, not what it deserves.
  • Business-purpose honesty. The occupancy question is required on every form because our programs genuinely do not cover homes you will live in. The form will not let an owner-occupant submit, and the API rejects it server-side too.
