Business-purpose DSCR

Rate-and-term DSCR refinance for North Carolina rentals

Rate-and-term is the quiet workhorse of investor refinancing. No cash changes hands beyond closing costs, the balance stays put or shrinks, and the file is judged on coverage — the same test as every other DSCR loan, just applied to a property you already own.

When a rate-and-term is the right move

The clearest cases: an existing loan whose pricing no longer matches what the wholesale market offers, an interest-only term about to convert to full amortization, or a bridge or hard-money balance that needs a permanent take-out once the property is stabilized and rented.

It is also the right move when coverage is your constraint. If a cash-out would push the ratio below a program’s floor at the rent the appraiser will support, keeping the balance flat preserves the deal. You keep the equity as equity instead of converting it into a payment problem.

What the file looks like

The lender orders an appraisal — value and market rent — and underwrites the coverage ratio on the new note. Your current lease, tax bill and insurance declarations do real work here, because they document the property’s actual operating picture.

Seasoning matters less than on cash-out, but recent purchases still get sized against the acquisition price in many programs. If you bought within the last year and the property has since been repaired and re-rented at a higher figure, send the receipts and the new lease; some lenders will look at them.

North Carolina specifics worth checking first

If the property’s county recently completed a reappraisal cycle, your tax figure may have jumped since the original loan was underwritten — and taxes sit in the coverage denominator. Pull the current county tax record before deciding the refinance pencils.

For coastal properties, the insurance quote in the file should reflect current wind and named-storm terms, not the premium from the year you bought. Premiums on landlord policies in the eastern counties have moved with storm history, and a stale number can sink the ratio late in underwriting.

Deed of trust recording is handled by the closing attorney; a refinance re-records against the property just like a purchase-money loan does, and the attorney will confirm any existing liens are released.

Who this fits

  • Investors repricing a seasoned rental loan
  • Bridge or hard-money borrowers moving to permanent financing
  • Owners exiting interest-only before amortization resets
  • Anyone whose coverage would break under a cash-out

Watch-outs we will raise early

Reappraised taxes

A county reappraisal since your last loan can raise the tax line in the denominator. Use the current figure.

Insurance creep

Landlord premiums, especially on the coast, may be higher than the number in your current escrow. Quote fresh.

Prepayment terms on the old loan

Some investor loans carry prepayment provisions for a set period. Read the note before committing to a payoff date.

Documents that speed the file

  • Current loan statement and payoff quote
  • Signed lease or rent roll
  • County property tax record
  • Current landlord insurance declarations page
  • Entity documents if the LLC owns title

Questions investors ask

  • Is a rate-and-term refinance easier to qualify for than cash-out?

Generally yes, in two ways: the balance does not grow so coverage holds, and programs commonly require less remaining equity than on a cash-out. The file still gets a full appraisal and underwriting — this is a new loan on the property, not an amendment.

  • Can I refinance out of a hard-money loan?

That is one of the most common uses. Once the property is finished and the rent is documented — a signed lease helps — a DSCR rate-and-term can take out the bridge balance. We underwrite the exit before you close the bridge whenever possible.

  • Do I need the same lender?

No. As a broker we shop the refinance across wholesale lenders, and moving to a different program is often the point — better terms, cleaner structure, or a lender with more appetite for your property type.
